A reduced asking price can look like an opportunity. The real question is whether you can buy below a value supported by comparable completed sales.
Compare the actual property
Look at similar units, then account for differences in size, floor, view, condition and transaction date. A nearby apartment is not automatically a reliable comparison. Separate completed sale evidence from prices sellers are still asking.
Understand the reason for the price
A seller’s deadline may be worth investigating, but urgency is not proof of value. Check whether the price reflects a problem, additional obligations or limited buyer demand. Document what you know and what remains an assumption.
Connect the discount to potential profit
Compare your full acquisition cost with a supported resale scenario. Include holding and exit costs as well as agreed partnership compensation. The discount matters when it leaves room for a credible net result.
